VA Loan · Your service earned it
VA Loan: You served the country. Your equity should serve you.
VA loans are one of the most powerful benefits available to eligible veterans, active-duty service members, and surviving spouses: $0 down on purchases, no monthly mortgage insurance, and cash-out refinancing up to 100% of your home’s value — a benefit only VA offers.
- Cash-Out up to 100% LTV — Access more of your equity than any conventional cash-out allows — for debt payoff, renovations, family, or investing.
- Zero Down Payment — Eligible veterans can purchase a home with no down payment.
- No Monthly Mortgage Insurance — VA loans never require PMI, regardless of down payment.
- IRRRL Streamline — No appraisal, no income docs, no minimum FICO — even on a former home you now rent out.

“Anthony made all the difference. I say this because I originally spoke to someone else at West Capital who unfortunately didn't quite have the experience to get this deal done. Best HELOC options in the business.”

FAQ
Frequently Asked Questions
Common questions about the VA Loan.
Who is eligible for a VA loan?
VA loans are available to veterans, active-duty service members, National Guard members, reservists (with qualifying service), and surviving spouses of service members who died in service or from a service-connected disability. A Certificate of Eligibility (COE) is required — we can help you obtain it.
Is there a down payment required for a VA loan?
No down payment is required for VA loans up to the conforming loan limit. For loan amounts above the limit, a small down payment based on the difference may apply if you have previously used your VA entitlement.
What is the VA funding fee?
The VA funding fee is a one-time fee paid to the VA: 2.15% on a first-use purchase with under 5% down, 3.3% on subsequent use, 1.5% with 5%+ down, and 1.25% with 10%+ down. It can be financed into the loan, and it is waived for veterans receiving VA disability compensation.
Can I use a VA loan more than once?
Yes. As long as you pay off or sell the property from your previous VA loan (or have remaining entitlement), you can reuse your VA benefit. In some cases, you can even have two VA loans simultaneously.
Do VA loans require PMI?
No. VA loans never require private mortgage insurance, regardless of down payment. This is one of the most significant financial benefits of the VA loan program.
