HELOC & Home Equity

A HELOC in as little as 5 business days: what makes it fast, and whether your file fits

If your bank quoted 30 to 45 days for a home equity line, most of that time is waiting — on an appraiser’s calendar and on someone reading two years of tax returns. This HELOC skips both. When the file is clean, it can fund in as little as 5 business days, and your first mortgage stays exactly as it is. Below I’ll walk you through what makes it fast, the numbers I check first, and the cases where I’ll point you somewhere else.

  • Automated valuation instead of an appraisal visit, on lines up to $1,000,000
  • Qualify without handing over tax returns
  • Recently added to title? No waiting period
  • Lines from $50,000 to $5,000,000, up to 90% combined LTV
  • Credit score of 620 or higher
  • Only a soft credit check to see your options

Why it can close in days, not weeks

A HELOC is a line of credit secured by the equity in your home. It’s recorded as a second lien behind your current mortgage, so the loan you already have — and the rate on it — doesn’t change. You draw from the line when you need to instead of taking one lump sum.

What makes this one quick isn’t skipping the steps that matter. It’s removing the ones that are mostly waiting:

  • How you apply

    At a typical bank
Branch appointment or a long online form
    With this HELOC
    Online, roughly 20 minutes
  • Home value

    At a typical bank
An appraiser has to visit — usually the slowest step
    With this HELOC
Automated valuation on lines up to $1M, no visit
  • Income proof

    At a typical bank
Two years of tax returns, plus W-2s and pay stubs
    With this HELOC
    No tax returns
  • Credit check to see options

    At a typical bank
    Hard inquiry up front
    With this HELOC
    Soft check only
  • Time to funds

    At a typical bank
    Often 30–45 days
    With this HELOC
As little as 5 business days

What “as little as” depends on

The 5-day timeline assumes you upload documents quickly, the title is clear, and the automated valuation covers your property. Texas has its own legal timeline — more on that below.

A quick fit check before you apply

  1. You already own the home

This line is for a home you own today. It isn’t used to buy a property.

  2. Your score is 620 or higher

Under 620, the HELOC isn’t available — but there’s another option further down this page.

  3. The math leaves room

Take your home’s value × 90% (80% in Texas), then subtract what you owe. A $900,000 home with $500,000 owed leaves room for a line of up to about $310,000 — an estimate until the valuation and approval come back.

  4. You want to keep your first mortgage

If your current mortgage has a rate you don’t want to give up, a second-lien line usually beats a cash-out refinance.

  5. The property and state fit

Texas works differently

Texas is the one state where 5 days isn’t legally possible. The Texas Constitution (Art. XVI §50(a)(6)) sets a minimum 12-day period before a home equity loan can close and limits combined loan-to-value to 80%. So in Texas this is a 12-day HELOC at up to 80% CLTV — still well ahead of most bank timelines.

What homeowners use the line for

  • Money with a due date. Cash to close an escrow, a contractor’s start date, a tax bill — when the deadline is weeks away, a 30–45 day bank process doesn’t work.
  • Paying down high-interest balances. Whether it helps depends on your numbers, and I’ll run them with you before you decide.
  • Equity when tax returns don’t tell the story. If write-offs shrink your reported income, a file without tax returns can help. If income paperwork is the whole problem, see the no income verification HELOC.
  • Equity right after a title change. Added to the title through marriage, a family transfer or an inheritance? There’s no waiting period.

How the week usually goes

To start, I typically need three things: a government-issued ID, your current mortgage statement, and proof of homeowners insurance. Underwriting may ask for more depending on your situation, but tax returns won’t be on the list.

  1. Day 1

We talk through your goal, I run a soft credit check, and I compare programs across 100+ lenders.

  2. Days 1–2

You upload the three documents. The automated valuation runs on its own — nothing to schedule.

  3. Days 2–4

    Underwriting reviews the file.

  4. Day 5

Signing and funding, as early as the same week you applied. (Texas follows the 12-day minimum.)

When I’ll suggest something else

A HELOC isn’t always the right structure, and I’ll tell you when it isn’t. If your score is under 620, a Home Equity Agreement can work with credit in the 500s and has no monthly payment. If you’d rather replace your first mortgage altogether, a cash-out refinance may make more sense. The HEA vs. HELOC guide puts all three side by side.

FAQ

Frequently Asked Questions

Common questions about this HELOC.

How fast will I actually have the money?

In as little as 5 business days when the file is clean — documents uploaded quickly, clear title, and a property the automated valuation covers. Most of a bank’s 30–45 days goes to scheduling an appraisal and reviewing tax returns; this HELOC needs neither on lines up to $1 million. In Texas, state law sets a 12-day minimum.

Why don’t I need an appraisal?

On lines up to $1,000,000, an automated valuation estimates your home’s value without anyone visiting. For lines above $1M, the valuation is confirmed on a quick call.

What would slow it down or rule it out?

A credit score under 620 (a firm cutoff), wanting to use it to buy a home (it’s refinance-only), or a file that’s waiting on documents or a title issue. Texas also runs on its 12-day legal timeline at up to 80% CLTV.

My score is under 620. Is that the end of it?

Not necessarily. The HELOC itself needs 620, but on a primary-home refinance a Home Equity Agreement accepts credit in the 500s in 11 states. Call or text me at 949-868-2422 and I’ll tell you which one fits.

Will my current mortgage or its rate change?

No. The HELOC is recorded behind your existing mortgage, and your first loan’s balance and rate stay the same. That’s the main reason people choose a HELOC over a cash-out refinance.

How do I estimate my line amount?

Multiply your home’s value by 90% (80% in Texas) and subtract your current mortgage balance. For a $900,000 home with $500,000 owed, that’s up to about $310,000. Lines range from $50,000 to $5,000,000, and the final number depends on the valuation and approval.

I was recently added to the title. Do I have to wait?

No. There’s no seasoning requirement, so it doesn’t matter whether you were added last week through marriage, a family transfer or an inheritance.

Where is it available?

For a primary residence: 30 states (AL, AR, AZ, CA, CO, FL, HI, IA, ID, KS, KY, MD, MI, MN, MO, ND, NE, NM, OH, OK, OR, PA, SD, TN, TX, UT, VA, WA, WV and WY). For an investment property: 30 states. The state table has the details.

Does checking my options affect my credit?

No. I only run a soft credit check to show you options. A hard inquiry happens later — and only with your permission — if you decide to apply.
