A HELOC for the self-employed: qualifying on your P&L when your tax returns undersell you

Most of the business owners who call me about a home equity line have already been turned down once. Not because the business is weak — because the bank read their tax returns, and a good CPA’s job is to make those returns show as little income as the law allows. Here’s how I get around that, starting with the option most people have never heard of: a HELOC qualified on your P&L.

Why the bank said no

A traditional HELOC is approved off two years of tax returns, and the lender counts net income — what’s left after every deduction. The write-offs that save you money in April are the same ones that shrink you on paper when you apply.

Example: a business brings in $400,000 a year. After vehicles, equipment, a home office and depreciation, the return shows $70,000 of net income. The bank qualifies you on $70,000, no matter how much equity you have or how well the business actually runs.

The fix isn’t a better tax return

Paying more tax to qualify for a loan is backwards. The fix is a loan that reads your income from a different document.

How a P&L-qualified HELOC works

Instead of tax returns, the line is qualified on one document: a profit and loss statement for your business. No tax returns, no bank statements, no deposit-by-deposit review of your accounts. It’s recorded as a second lien behind your current mortgage, so that loan and its rate stay exactly as they are.

If your CPA hasn’t prepared a P&L for a lender before, that’s fine — I’ll send them the format lenders expect. The full program details are in the P&L loan guide.

Four ways a business owner can qualify for a home equity line

The P&L line isn’t the only route, and it isn’t always the best one. These are the four I compare for self-employed clients:

  • P&L HELOC

    What you provide
    One P&L
    Credit
    680+
    Best when
Your books show real profit your returns don’t
  • Bank statement second lien

    What you provide
12–24 months of personal or business statements
    Credit
    660+
    Best when
Deposits are steady, there’s no P&L, or your score is 660–679
  • No income verification HELOC

    What you provide
    No income documents
    Credit
    680+ · lines from $150,000
    Best when
Strong credit and equity, and you’d rather share no financials
  • 5-Day HELOC

    What you provide
    No tax returns
    Credit
    620+ · lines $50,000–$5,000,000
    Best when
Credit is 620–659, or you need the money fast

Which route I’d start with

  1. Credit 680 or higher, and your CPA keeps clean books

Start with the P&L line. If you’d rather not share any income figures at all, I’ll quote the no-income-verification line next to it so you can compare them on your actual file.

  2. Credit 660–679

A bank statement second lien is usually the path — your deposits do the talking.

  3. Credit 620–659

The 5-Day HELOC is the one that fits, with no tax returns in the file.

  4. Credit under 620

A Home Equity Agreement works with scores in the 500s on a primary home, with no monthly payment.

Haven’t filed this year’s taxes yet?

On an extension, mid-year, or running a newer entity? With tax-return lending you’re stuck until the return is filed. A current-period P&L covers the gap, so you don’t have to wait for your CPA to finish the return to get to your equity.

Texas works differently

On a Texas home you live in, the Texas Constitution (Art. XVI §50(a)(6)) caps home equity borrowing at 80% combined loan-to-value and requires a minimum 12-day wait before closing. Those limits apply to every route above.

How it usually goes

  1. A soft credit check

We talk through the business and your goal, and I compare routes across 100+ lenders. No hard pull to see where you stand.

  2. A short document list

For the P&L route: the profit and loss statement, a government ID and your current mortgage statement. No tax returns, no bank statements.

  3. Underwriting

Credit, equity and the home are reviewed. The line amount is set once the valuation is in.

  4. The line opens

Your first mortgage stays as it is, and you draw from the line when you need it.

FAQ

Frequently Asked Questions

Questions I hear about this all the time.

Can I get a HELOC if I’m self-employed?

Yes. The question is which document qualifies you. If your tax returns show too little income, a HELOC qualified on a P&L (680+ credit), on bank statements (660+), on no income documents (680+, lines from $150,000), or the 5-Day HELOC (620+, no tax returns) can work instead.

Do I need two years of tax returns for a HELOC?

Not on these programs. A traditional bank HELOC usually wants two years of returns; the P&L route replaces them with one profit and loss statement, and the other three routes don’t use tax returns either.

Can I prepare the P&L myself?

A P&L prepared by your CPA or a licensed tax preparer fits the most programs — it doesn’t need to be audited. Self-prepared P&Ls are accepted on some programs; I’ll tell you whether yours is one of them.

What credit score do I need for a P&L HELOC?

680 or higher for a HELOC in second position on a P&L. Between 660 and 679, a bank statement second lien is usually the route; between 620 and 659, the 5-Day HELOC.

Can I use it on a rental property?

The HELOC is available on 1–4 unit investment properties in 30 states, and the P&L program covers primary and investment properties. If the rental’s income is what you want to qualify on, the DSCR HELOC may fit better.

Will checking my options hurt my credit?

No. Seeing your options is a soft credit check only. A hard inquiry happens later, with your permission, if you decide to apply. Call or text me at 949-868-2422 to start.

Not a commitment to lend. Programs, guidelines, and availability change without notice and are state-specific. Self-prepared P&L options are program-dependent; line amounts and combined loan-to-value depend on the program, the property and the valuation. Texas home equity lending is subject to an 80% CLTV limit and a 12-day statutory minimum. All loans subject to credit approval.
